Terms of Service

These terms are the agreement between you and Digital Home Manual ("we," "us") for the use of Digital Home Manual ("DHM," "the Service"). By creating an account, you agree to them.
What the Service is
DHM is a web application for organizing information about a property, rooms and materials, documents and receipts, maintenance schedules, service contacts, and photo and video records. It is a record-keeping tool. It is not an insurance product, a home inspection, a professional appraisal, or legal or financial advice.
Your account
You must be at least 18 to create an account. Keep your login details secure — you are responsible for activity under your account. Tell us promptly admin@digitalhomemanual.com if you believe someone else has access to it.
Plans, billing and cancellation
Current plans and prices are listed at digitalhomemanual.com/pricing. You may pay monthly or annually. Annual plans are charged in one payment and cost the equivalent of ten monthly payments.
Subscriptions renew automatically at the end of each billing period at the then-current price, unless you cancel first. You can cancel at any time from your account settings. Cancelling stops future charges; your access continues until the end of the period you have already paid for.
Refunds: If you are unhappy within 10 days of your first payment, email us and we will refund it in full, no questions asked.
If we change our prices, we will give existing subscribers at least 30 days' notice by email before the new price applies to your renewal.
Your content
Everything you upload remains yours. You keep all ownership rights in it.
You grant us only the limited permission we need to run the Service for you — to store your content, back it up, and display it to you and to anyone you deliberately share it with. That permission ends when you delete the content or close your account.
You are responsible for having the right to upload what you upload, and for making sure it doesn't infringe anyone's rights or break any law.
Acceptable use
Don't use DHM to store or share anything unlawful, and don't upload another person's private documents or images of their property without permission. Don't attempt to break into, overload, scrape, or reverse-engineer the Service, and don't resell access to it unless we have agreed to it in writing.
Property handover
The handover feature lets you transfer a property record to another person. You are responsible for deciding what to include and who receives it. Once a transfer is complete, we cannot reverse it on your behalf.
API access
API access is included with Builder Pro. Its use is subject to any rate limits and technical documentation we publish, which we may update as the Service evolves.
Availability
We work hard to keep DHM running and to keep your data safe, but we do not guarantee uninterrupted or error-free service. We may need to take the Service down for maintenance or updates.
Please keep your own copies of anything genuinely irreplaceable. DHM is designed to be a reliable record — it is not a substitute for a backup of documents you cannot afford to lose.
Insurance and claims
DHM can help you build a thorough, dated record of your property, which many people find useful when making an insurance claim. We cannot and do not guarantee that any insurer will accept, credit, or act on a record created in DHM. Your policy and your insurer's requirements govern your claim, not this Service.
Limitation of liability
To the fullest extent the law allows, we are not liable for indirect, incidental, or consequential losses, or for lost profits, lost data, or lost opportunity. Our total liability to you for any claim relating to the Service is limited to the amount you paid us in the twelve months before the claim arose.
Some jurisdictions don't allow certain limitations, in which case those limits don't apply to you.
Ending the agreement
You can close your account at any time. We may suspend or close an account that breaks these terms or that puts the Service or other users at risk — where it's reasonable to do so, we'll warn you first and give you a chance to put it right, and we'll give you an opportunity to export your content.
Changes to these terms
We may update these terms. If a change materially affects your rights, we'll email account holders before it takes effect. Continuing to use the Service after that means you accept the updated terms.
Governing law
These terms are governed by the laws of Chatham County, NC, and any dispute will be handled in the courts of Chatham County, NC
